Founded strategic development management firm delivering complex mixed-use projects across residential, commercial, and institutional asset classes for institutional investors and technology-forward developers.
A sovereign fund with $1.2 trillion in assets and Sand Hill Property Company, a master plan developer, faced a $1 billion variance between two independent preconstruction sources. The project couldn't move forward. Over 18 months, working with the development team we reset the design strategy, replaced the design firms,, secured new entitlements, and built a budget structure the institutional investor could stand behind.
Secured entitlements for 32-acre transit-oriented development in Sonoma County: 156 hotel keys, 460 residential units, 130,000 SF retail, and 120,000 SF office — navigating CEQA, subdivision compliance, and multi-agency approvals.
Led pre-development for two offshore fund-backed multifamily projects in Oakland: 360-unit podium (270 market rate + 90 affordable) and 451-unit tower — scope included underwriting, market analysis, construction strategy, and team selection.
Development advisor to Juno, a mass timber housing platform delivering institutional-quality sustainable multifamily in Austin, Denver, and Seattle.
Directed pre-development for 30-acre indoor sports complex and business park, Texas.

Development lead for Apple's highest-profile global flagship projects — managing cross-cultural teams spanning 30 nationalities and delivering Foster + Partners–designed stores across China, Japan, and the United States.
Delivered Apple's first Foster + Partners–designed flagship in China (Hangzhou, $35M): translated London design intent to Chinese construction code compliance with contractor Baosteel. Store opened January 24, 2015 and was cited personally by Tim Cook at launch.
Resolved first-of-kind design-to-construction coordination between Foster + Partners (London), Baosteel (China), and Apple's legal, procurement, and operations leadership — no prior model existed for this structure.
Assumed development lead for Apple's first Global Flagship, Union Square San Francisco — integrating preservation, finance, legal, audit, and marketing internally while managing City of San Francisco Planning, Business District, and community requirements externally.
Led repositioning of six Apple Flagship locations across Japan.

Led master planning, design, marketing, and construction strategy for a 9-million-SF community: 900+ apartments, hotel tower, office park, office tower, and 1.6 million SF of retail — serviced by two new subway lines.

Led multi-country development operations for one of the world's largest real estate developers — 200-person staff, sovereign-level partner relationships, and landmark projects across four markets simultaneously.
Directed development of Crescent Bay, Karachi: 110-acre reclaimed-land project hosting 45 office and residential towers, hotel, retail mall, school, and service apartments.
Led Canyon Views, Islamabad: 5,000-unit mixed-use housing development.
Served as Country Head, Emaar Jordan; appointed board member of the Dead Sea Company as primary interface with The King Abdullah Fund — reporting directly to King Abdullah's Royal Court and Chief of Staff.
Delivered Samarah Dead Sea: 400-acre resort and residential community (2 hotels, 1,000 homes, 170,000 SF retail) — Emaar's first project in the Kingdom of Jordan.
Established Emaar's Istanbul office from scratch: developed master plan, hired 30-person staff across legal, HR, finance, marketing, sales, and development.
GENSLER
Vice-President/ San Francisco and Tokyo
Joined Gensler to establish Gensler Program Management and Client Services. The group grew to five different cities. Over ten years the group became established as a leader for bank mergers; development management and corporate facility outsource programs.
Led multiple site development programs for AMC Theatres, Johnny Rockets, Noah’s NY Bagels, Jamba Juice, CSAA.
Led the development of capital projects for corporate facilities nationwide.
Delivered over 200 sites for GMAC restructure in North America.
Led a corporate facility outsource program for the corporate campus and national facilities at McDonald’s Corporation in Oakbrook, IL.
Opened Gensler’s office in Tokyo, Japan.
Led the hiring of all Tokyo staff and developed practice areas including design, retail, entertainment and corporate workplace. Clients include GAP (multiple locations), AMC Theatres (multiple locations), corporate facilities and design for Zurich Group, Citibank, State Street Bank. Program management for Prada Japan (multiple sites) and Capital Tower for CapitaLand Singapore.
PacTel Properties/Cushman and Wakefield , San Francisco
PacTel Properties, Director of Development
PacTel Properties was one of the efforts of the Baby Bells to enter into real estate investment. The company required its directors to become “owners” of its projects. As a director at PacTel Properties, acquired the property, arranged internal funding, third party financing, and managed the development, leasing and disposition of projects. Projects include Norris Tech Center (30 acre campus/ 260,000 SF, San Ramon), Northport Business Park (36 acres 300,000 SF, Fremont), Signature Center (54.4 Acres and 340,000 SF, Pleasanton), 731 Sansome (38,000SF, San Francisco) and 160 Pine (100,000 SF, San Francisco).
Negotiated and developed a build-to-suit for AT&T Network Systems. Responsibilities include lease negotiation acquisition of entitlements, led design and construction team. Delivered the project on time and under budget.
Led the PacTel predevelopment team for three shopping centers totaling over 500,000 SF.
Leased over 600,000 SF in San Francisco, Pleasanton, San Ramon, and Fremont projects. Tenant mix includes retail, office, and manufacturing.
Cushman and Wakefield, Development Manager
The entire PacTel Properties portfolio described above was outsourced to C&W. Our task was to workout and/ or dispose of all the properties PacTel had developed or acquired. The team’s task was to renegotiate third party financing and assist the parent, Pacific Telesis, exit the real estate business.
Led the asset management for all East Bay real estate, totaling approximately 700,000 SF and 30 developable acres.
Disposed of over $100 million of properties.
Closed over 350,000 SF of lease transactions.
Developed industrial and business parks and retail sites for PacTel.
